Home improvements: A 60’s bungalow transformed into a light and airy family home

Our project manager Tim Simpson wanted to inject some Carpenter Oak Cornwall magic into his home.

Tim and his wife Katie have a 1960’s bungalow in the west of Cornwall that has been transformed by the addition of a contemporary oak framed kitchen extension. Their imaginative use of the room has turned a rotting single glazed lean-to at the rear of the property into a lively, light space. And all within a tight budget.

The design brief was to spend as little money as possible, but create a show-piece kitchen/diner using an oak frame structure with fixed glazing, finished with white walls and work surfaces and a bold splash of colour. The result is a room that has transformed their home and which really showcases how home improvements can change the feel of a space.

Keeping costs down and progress swift

Through offering a bespoke design service, oak frame manufacture, glazing and project management service, progress on a small build like Tim’s can be swift. Tim’s aim with the extension was to ‘walk his talk’ and showcase just what can be done on a modest budget. This frame demonstrates just how versatile oak frame construction can be for home improvements.

To save costs Tim kept the design simple. Using the same footprint as the original lean-to but increasing the pitch of the roof enabled him to increase the volume of space, and installing Velux windows maximised the natural light entering the new kitchen. Carpenter Oak Cornwall has an in-house frame designer, Tom Jubb , who works with clients to design a frame to fit their own brief, however Tim did the design himself for his extension. Tim also did the carpentry, glazing and blockwork, as well as all his own kitchen fitting, plastering, roofing and plumbing, to keep the costs down.

The green oak frame was produced in the Carpenter Oak Cornwall workshop in Lelant, while on site the ground works were being carried out. The frame was then erected on site and the project was completed on time and within budget in just 2 months.
